Important Information & Terms of Your Stay Inclusions

Your booking includes: bed linen, towels, utilities, TV, Wi-Fi, and parking (please provide your car registration for permit purposes).

 

Cancellation

  • Full Refund:
  • Guests can cancel up to five days before the scheduled check-in time and receive a complete refund for the entire reservation. 
  • Partial Refund:
  • If a guest cancels less than five days before check-in, they will be charged for the first night and 50% of the remaining nights. 
  • In all other cases, if we cancel the booking, we will provide a full refund.

 

Arrival and Departure

  • Check-in: From 4:00 PM to 10:00 PM on your arrival day.
  • Check-out: By 11:00 AM on your day of departure.
  • Later check-outs may be possible, subject to availability and prior agreement, and will incur an additional charge.

Extending Your Stay

Should you wish to extend your hire period, this will be subject to availability and our consent.

Number of Guests

The number of guests staying at the property may not exceed the number stated on your booking form without our prior written agreement. We reserve the right to refuse admittance or terminate a booking if this condition is not observed.

Age Policy

You may be required to provide photo ID. If any guest is under 24 and not accompanied by a family relative, we reserve the right to refuse admittance or terminate the booking.

Respecting Our Home & Neighbours 🏘️

We kindly ask all our guests to be mindful of both the cottage and our neighbours during your stay. We want everyone to have a peaceful and enjoyable experience.

In the rare event that behaviour is disruptive, causes a nuisance to neighbouring properties, or leads to damage to the cottage, we may have to ask you to leave immediately. Similarly, aggressive or abusive behaviour towards us or our staff will result in immediate departure. In such situations, a refund would not be possible.

 

Our Responsibilities to You

We are committed to providing you with the accommodation you have booked from the date set out in the Booking Confirmation for the number of named individuals stated in your booking. We will make every effort to provide the accommodation as requested; however, if we are unable to do so due to an Event Outside Our Control (force majeure), we will not be in breach of contract but will refund any monies you have paid (including your deposit).

 

 

Your Responsibility

We are keen to maintain the high standards offered to you and all our guests. Therefore, we ask you to take all reasonable care of the cottage and its contents during your stay. Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them.

  • If you notice any damage in your accommodation, please let us know immediately so we can take appropriate action.
  • If there have been any breakages during your stay, please either replace them or inform us before you leave. The cottage will be inspected at the end of your stay, and you may be charged for any loss or damage found.
  • At the end of your stay, all equipment and utensils should be left clean and tidy and in the condition in which they were at the start of your stay. Failure to do so may result in a cleaning charge.
  • Please leave any keys issued at the end of your stay. Failure to do so may result in a charge for replacement.

Motor Car, Personal Belongings or Injury

The use of the accommodation and car parking is entirely at your risk. No responsibility can be accepted for loss or damage to your or any visitor’s belongings or vehicles. Nothing in this agreement limits or excludes liability for death or personal injury resulting from negligence. We shall not be liable for loss of profits; loss of business; loss of anticipated savings; loss of personal property or possessions; loss of use of the property or any special, indirect, consequential or pure economic loss, costs, damages, charges or expenses in respect of the reservation.
